  • Utilizing the services of a Transaction Coordinator can save you about 20 hours per file, freeing you up to spend that saved time with your clients and generate more business.

  • We are 100% available Monday through Friday 9 am - 5 pm. We are occasionally available evenings and weekends, but that can be a bit hit or miss. If you have an urgent need during the evening or on a weekend, it's best to text us directly and if we are able to help you, we will. We're not always in our email outside of our regular business hours and are less likely to see any urgent requests if they are sent via email.

  • We work with agents and brokerages all over the state of Oregon and SW Washington. We are very familiar with both Oregon and Washington contracts and with the internal documents of many different brokerages across both states.

  • We don’t get paid unless you get paid! We do not charge for terminated transactions.

  • We strive to get your file set up and opening emails out within 4 hours of receiving your completed contract. If the file comes in after 4 pm or on a weekend, it will be set up the next business morning. Check out our Order Forms on our Services page to send us a new Escrow order.

  • We will have your listing documents out and your listing started in the appropriate MLS within 24 hours of receiving your Listing Order Form. If your Order Form comes in on the weekend, it will be processed the next business day. Check out our Order Forms on our Services page to send us a new Listing order.

  • As a standard practice, we add our fee to your broker demand and escrow sends us a check. No need to pay us directly. However, if you would prefer to pay us directly, we accept payment via check, Venmo, or credit card.

  • Our list of services is a very good representation of what we handle during the transaction but we all know that other things come up. We live by the motto: "better to ask a silly question than to let something fall through the cracks." If you're unsure if we are taking care of something or have info about something, just ask, and we promise we will do the same.

  • We loop you in on every single communication we have throughout your transactions so you will always be aware of what is happening. We won’t ever communicate with your client, escrow, the other agent, or the lender without your knowledge

    • Schedule or attend inspections or coordinate access to properties.

    • Negotiate on your client’s behalf.

    • Advise your client.

    • Coordinate or track repairs.

    • Write or send addendums or other contract documents without verbiage provided by you nor without your express permission.

    • Review property disclosures for accuracy (but we DO review them for completeness).

    • Review HOA Documents (but we DO confirm that we have received all requested documents).
